A combined commercial and industrial land platform, built on more than three decades of experience, now operates within Mundial Capital.

Mundial Capital is pleased to announce that Diaz Commercial, together with the Industrial Land Company brand it acquired earlier this year, has joined the Mundial Capital platform. Diaz Commercial, a Florida Licensed Real Estate Brokerage, is contributing its full experience, relationships, and resources to Mundial Capital. Going forward, commercial land, industrial land, and development site assignments will be represented under the Mundial Capital brand.

For property owners, the result is a single firm that can advise on a site from its first zoning question through its sale. It can also coordinate the commercial financing behind the transaction. For Mundial Capital, it adds a dedicated land and entitlement practice to its capital markets and investment sales platform in Brickell, Miami.

Mundial Capital Welcomes Diaz Commercial land Industrial Land Company

Commercial and Industrial Land, One Platform

Earlier this year, Diaz Commercial acquired the Industrial Land Company brand. The acquisition brought industrial land under the same roof as the firm's established commercial land and development site practice. It reflected a simple observation: the owners who hold commercial land often hold industrial land too, and both are valued on the same fundamentals.

Those fundamentals are zoning, permitted uses, access, utilities, and the development potential a buyer can underwrite. A logistics site near an interchange and a retail outparcel near a growing corridor ask different questions. Both still turn on what can be built, how long it will take to approve, and what a qualified buyer will pay for that certainty. The most valuable sites are often the simplest to describe: graded, platted, and served by roads and utilities, ready for a buyer to build.

Industrial land has become one of the most closely watched segments in Florida real estate. Demand for distribution, last-mile delivery, outdoor storage, and light manufacturing has pushed users and developers to compete for well-located, properly zoned sites. Supply of entitled industrial land near population centers is limited, which makes careful positioning more valuable to owners.

The combined practice now covers both categories:

  • Commercial land: retail, office, mixed-use, and hospitality development sites.

  • Industrial land: sites suited to logistics, distribution, flex, outdoor storage, and light manufacturing.

  • Redevelopment and underutilized properties: assets whose highest and best use has moved beyond their current improvements.

Bringing these together created a full commercial and industrial land platform. Joining Mundial Capital now places that platform inside a broader capital markets firm.

Land Within a Capital Markets Platform

A land sale rarely stands alone. The value of a site depends on who can buy it, how they will finance it, and what they plan to build. Owners are best served by an advisor who understands each of those pieces and can coordinate them.

Mundial Capital was built for that kind of work. The firm advises owner-users, family offices, and private and institutional investors across three disciplines:

  • Investment sales: buyer and seller representation for commercial real estate, from single assets to portfolios.

  • Debt advisory: arranging acquisition financing and refinancing for business-entity borrowers with banks, life insurance companies, agency lenders, debt funds, and other institutional lenders.

  • Equity advisory: guiding clients on deploying capital into wholly owned commercial real estate.

Adding a dedicated land practice completes the life cycle. Mundial Capital can now advise on a property before it is entitled, while it is being positioned, at the moment it trades, and after it is acquired. Clients work with one senior team and one plan rather than a series of separate advisors.

The move also reflects Mundial Capital's sector focus. The firm's verticals in wellness, healthcare and life sciences, and technology and data centers all depend on the right land. Data centers need power and fiber. Healthcare users need access and visibility. Industrial users need entitled sites near transportation. Land expertise strengthens each of these practices.

Land Owners, Served with Discipline

The land practice keeps the discipline that defined Diaz Commercial: principal-led, seller-focused representation grounded in a clear understanding of entitlements. Within Mundial Capital, that approach gains broader reach and deeper resources.

Exclusive seller representation. Every land assignment begins with a candid assessment of the site, the market, and the owner's priorities. These include timing, confidentiality, and tax considerations. The site is then positioned as a sophisticated buyer would evaluate it and brought to market through a controlled, competitive process.

Land entitlement advisory. Many owners do not know what their land could become. The practice analyzes zoning, land use regulations, density, infrastructure, and entitlement pathways. It then develops realistic development scenarios that show how future use could affect pricing, buyer demand, and buyer underwriting. This work often comes before any decision to sell, reposition, or hold.

Industrial site expertise. Through the Industrial Land Company brand, the practice brings a specific focus on industrial land. That includes evaluating truck access, proximity to highways and ports, site coverage, outdoor storage potential, and utility capacity. These are the factors industrial users and developers underwrite first.

Access to global capital. Mundial Capital's base in Brickell connects owners with domestic and international buyers, family offices, and institutional investors. A larger buyer pool creates more competitive tension, and competition is what drives price and certainty of execution.

Coordinated financing. For buyers acquiring through a business entity, Mundial Capital's debt advisory practice can coordinate commercial financing alongside the purchase. Where one transaction involves more than one Mundial Capital service, each relationship is established and disclosed in writing.

Three Decades of Experience, One Firm

The land practice is led by Irving J. Diaz, CCIM, who has worked in commercial real estate since 1993. His career spans brokerage, capital markets, and development guidance across multiple market cycles. He holds the Certified Commercial Investment Member designation, is a licensed real estate broker in Florida, Georgia, and North Carolina, and earned a Bachelor of Business Administration from Florida International University.

Over that time, his work has centered on a question many owners never fully answer: what is this land really worth, and to whom? The answer depends on entitlements, on the market for what can be built, and on the capital available to build it. That perspective is the foundation of the combined commercial and industrial land platform.

With Diaz Commercial conveying all of its experience and resources to Mundial Capital, that knowledge now supports every part of the firm. Land owners receive the same principal-level attention they have always expected. Mundial Capital's investment sales, debt advisory, and equity advisory clients gain a partner who understands how a site's entitlements shape its value long before it trades.

A Seamless Transition

For clients of Diaz Commercial and Industrial Land Company, the transition is designed to be seamless.

  • One website. Visitors to diazcommercial.com will be directed to mundialcapital.com, where the full land, investment sales, and capital advisory platform is now presented.

  • One brand. New commercial and industrial land assignments will be represented under the Mundial Capital name.

  • The same senior team. Clients continue to work directly with the principals who know their properties, with no handoff to junior staff.

  • The same approach. Seller-first representation, rigorous underwriting, and complete confidentiality remain the standard on every assignment.

What changes is the depth of resources behind each engagement. Land owners now have direct access to Mundial Capital's buyer relationships, sector expertise, and capital markets practice, all coordinated by one team.

Land, Where Value Begins

Commercial and industrial land will play a defining role in how Florida and the Southeast grow over the next decade. Logistics networks are expanding, healthcare is moving closer to where people live, and digital infrastructure needs power and space. Each of these trends begins with a site, and each rewards owners who understand what their land can become.

By joining Mundial Capital, the combined Diaz Commercial and Industrial Land Company platform is positioned to serve those owners with greater reach and a fuller set of capabilities. The mission is unchanged: to help owners realize the full value of the land they have built over years, and often generations.
