Commercial real estate debt advisory for acquisition financing and refinancing through institutional lenders

COMMERCIAL REAL ESTATE DEBT ADVISORY

Real Estate Debt Structured with Precision.

Commercial Real Estate Debt Advisory, a Disciplined Lever.

Our commercial real estate debt advisory practice works with business-entity borrowers to structure and place loans, from one building to an entire portfolio. For owner-users, family offices, and private and institutional investors, loan terms can affect returns, flexibility, and risk as much as the price paid.

For buyers, financing should fit the business plan, not simply the first terms offered. A repositioning or lease-up may call for flexible prepayment and future funding; a stabilized acquisition, for fixed-rate debt with a longer maturity. We coordinate with our investment sales practice so both sides of the transaction advance together.

For owners, refinancing addresses maturing loans, interest rate exposure, or the release of equity. Portfolio owners also weigh whether to finance properties individually or together. Those who begin six to twelve months before maturity have more options to compare.

In both cases, we package each request and present it to institutional lenders whose programs fit. Proposals are then compared on rate, leverage, structure, and recourse.

Acquisition Financing

We advise commercial buyers on financing acquisitions through the business entities in which they invest. Each loan is structured around the business plan: stabilized income, lease-up, repositioning, or redevelopment. The firm is not a lender, so its advice reflects the borrower’s interests alone.

We model each option against the client’s equity, return objectives, and exit strategy. Proposals from banks, life insurance companies, agency programs, debt funds, and other institutional lenders are compared side by side. Debt sourcing runs alongside diligence, so the buyer can commit with a clear view of available terms. We coordinate with our investment sales practice on the purchase and with each client’s attorneys on closing requirements, keeping loan documents and contract obligations aligned.

What we evaluate: loan-to-value and loan-to-cost ratios, interest rate and amortization, recourse and guarantees, prepayment flexibility, covenants, and fit with the intended hold period.

Refinancing

We advise commercial owners on refinancing debt held through the business entities in which they invest. Each engagement addresses a specific objective: an approaching maturity, the release of equity, or terms that no longer fit current performance.

Well before any deadline, we evaluate current income, valuation, and market position, along with the cost of prepaying existing debt. Proposals from banks, life insurance companies, agency programs, debt funds, and other institutional lenders are compared side by side. For portfolio owners, we assess whether to finance properties individually or together. When equity is released to fund a new acquisition, we coordinate with our investment sales practice.

What we evaluate: debt service coverage, maturity and prepayment terms, change in value since origination, available equity, prevailing interest rates, and lender appetite for the property type.
