Commercial Property Seller Representation, Led by a Principal.
Selling a commercial property is one decision with many moving parts: price, timing, the buyer pool, contract terms, and what happens to the proceeds. Commercial property seller representation puts one advisor on your side of each of them, from the first valuation through closing.

At Mundial Capital, a principal leads every mandate personally. We hold no proprietary investments, so our advice reflects your interests alone. Owners, family offices, and private and institutional investors rely on that independence when a sale shapes their holdings.
TWO WAYS TO SELL
A marketed sale presents the property to qualified buyers and cooperating brokers on a set timeline, to create competition on price and terms. It often fits a stabilized asset with broad appeal. We weigh exposure, pricing, and timing.
An off-market sale is offered quietly to prequalified buyers under confidentiality agreements, with no public listing. It often fits an owner who values privacy or tenant stability. We weigh discretion, buyer depth, and certainty of closing.

Price the Property
Before anything goes to market, we underwrite the property the way a buyer’s analyst will: rent roll, operating history, lease terms, condition, and comparable sales. The result is a confidential opinion of value and a pricing strategy you can defend.

What we review: in-place and projected income, lease expirations, capital needs, competing supply, and likely buyer types.

Choose the Sale Process
With pricing set, we recommend a competitive, targeted, or structured process based on your priorities for price, timing, certainty, and privacy. Nothing is marketed until the listing agreement is signed and you approve the plan in writing.

Offering materials are released only to buyers who sign a confidentiality agreement and show they can close.

Negotiate Through Closing
We compare offers on price, terms, and each buyer’s ability to close, then lead negotiations from letter of intent through contract. During due diligence we coordinate with your attorneys, accountants, and lenders so issues are resolved before they threaten the timeline.

If the sale funds a 1031 Exchange, timing is planned with your qualified intermediary and tax advisor from the start.
WHAT SELLERS CAN EXPECT
What Seller Representation Protects.
Pricing You Can Defend
Value is set from documented income and comparable sales, not projections, so pricing holds up under a buyer’s due diligence.
Confidentiality, Throughout
Tenants, employees, and competitors learn of a sale only when you decide. Materials go only to qualified buyers under signed agreements.
Certainty of Closing
Offers are compared on more than price. Financing, deposits, timelines, and contingencies all bear on whether a deal closes.
One Firm for Both Paths
If a refinance may serve you better than a sale, our debt advisory practice can model both before you decide.
