COMMERCIAL REAL ESTATE INVESTMENT SALES
Real Estate Transacted with Discretion.
Commercial Real Estate Investment Sales: From Mandate to Closing.
Our commercial real estate investment sales practice advises buyers and sellers of wholly owned buildings and land, from mandate through closing. For high-net-worth individuals, family offices, owner-users, and private and institutional investors, each acquisition or disposition shapes the risk, income, and return of their holdings.
Buyers pursue one of three strategies. Income and Preservation targets stabilized, well-leased income properties for dependable cash flow. Growth and Value Creation seeks appreciation through renovation, repositioning, or development. Diversification and Allocation broadens a portfolio by sector, market, or risk profile.
Sellers balance price, certainty, timing, and privacy, and each process takes one of three forms. A Competitive Offering invites qualified bidders to compete on terms. A Targeted Offering is limited to a select, prequalified group. A Structured Disposition aligns phased exits, multi-asset transactions, or sale-leasebacks with the owner’s financing and operating needs.
In both cases, outcomes depend on preparation. We underwrite every opportunity in detail, then identify the counterparties best positioned to act.
Buyer Advisory
We advise buyers on acquisitions of commercial real estate, with the client’s objectives directing each step. We define the property types, markets, and return profile that fit each mandate, then search both marketed and off-market opportunities. The firm holds no proprietary investments, so its advice reflects the buyer’s interests alone.
Each prospective purchase is underwritten against rent roll, operating history, market position, and expected performance over the intended hold. Pricing then reflects documented results rather than marketing projections. From letter of intent through closing, we lead negotiations and coordinate due diligence with each client’s attorneys, accountants, and other advisors. When a buyer acquires through a business entity, our debt advisory practice can source financing alongside the transaction.
What we evaluate: basis against comparable sales and replacement cost, in-place and projected income, physical and environmental condition, loan terms, and contract protections.

Seller Advisory
We advise sellers on dispositions of commercial real estate, with the client’s priorities shaping each decision. We prepare each property as an acquirer’s underwriter would review it, then present it discreetly to qualified buyers through direct relationships worldwide.
Before launch, we weigh timing, market conditions, and the client’s plans for the proceeds, then select a competitive, targeted, or structured process. For portfolios, we assess whether to offer holdings together, separately, or in phases to reach the widest range of capital sources. Through closing, we lead negotiations, compare bids on price and certainty of execution, and manage diligence with each client’s attorneys, accountants, and other advisors. When a business-entity owner is weighing a sale against a refinancing, our debt advisory practice can evaluate both paths.
What we evaluate: positioning against competing supply, depth of the prospective pool, underwriting and offering materials, timing, competition among bidders, and each party’s ability to close.
