WELLNESS REAL ESTATE
Real Estate Designed for Healthspan.
Wellness Real Estate, an Emerging Asset.
Wellness real estate has evolved from a lifestyle amenity into a distinct, investable asset class. As residents of every generation place greater value on healthspan, the years lived in good health, demand is growing for properties designed to support physical, mental, and social well-being. For owners and investors, the opportunity lies in assets where healthspan-focused design and services translate into measurable financial performance. Mundial Capital advises on wellness real estate acquisitions, dispositions, and portfolio transactions across this emerging sector.
The sector's appeal spans every stage of life. Younger professionals seek environments that support fitness, mental well-being, and preventive health as part of daily living, while active adults seek communities that sustain independence and vitality. As institutional capital enters the space, pricing increasingly depends on demonstrating how wellness features contribute to income, a standard our underwriting is built to meet.
Our wellness practice is concentrated in three segments: Wellness Residential Communities, Mixed-Use Wellness Developments, and Branded Wellness Residences.

Wellness Residential Communities
Wellness residential communities embed healthspan-focused architecture, preventive health services, and programming into multifamily and for-sale housing. Designed for residents across generations, from young professionals to active adults, these properties adapt as priorities evolve from career and family to independence and healthy aging. Executed to this standard, they differentiate in competitive submarkets and build the resident loyalty that stabilizes long-term income.
Our analysis isolates the financial effect of each wellness feature, measuring its contribution to rent, retention, and operating cost, so that transaction pricing reflects verified performance rather than marketing positioning. Because resident needs extend over a lifetime, we also evaluate how each community fits within its market's broader housing and care supply, including the assisted living, memory care, and skilled nursing assets we advise on through our Healthcare and Life Sciences vertical.
Key value drivers: rent premium over conventional comparables, resident retention, amenity utilization, integration of preventive health and longevity services, design and certification standards, and the cost of sustaining programming.

Mixed-Use Wellness Developments
Mixed-use wellness developments combine residential, retail, preventive health, and fitness components within a single, integrated environment. By serving residents, visitors, and the surrounding community, the interaction between uses creates sustained activity, diversified income, and a destination that is difficult to replicate.
These assets require evaluation at both the component and the whole-project level. We assess each income stream, the synergies between them, and the optimal transaction structure, whether a single sale, a component sale, or a phased approach, with our senior team coordinating every workstream from underwriting through closing.
Key value drivers: tenant and use mix, income diversification, cross-use synergies, location and accessibility, and development or repositioning potential.

Branded Wellness Residences
Branded wellness residences are residential properties affiliated with an established wellness, hospitality, or lifestyle brand. Brand affiliation typically supports premium pricing, accelerated absorption, and access to a global buyer base.
Mundial Capital's base in Miami and its international relationships give this segment particular relevance for our clients. We coordinate directly with operators and brand partners and position these assets for the domestic and international capital that values brand strength, service quality, and long-term appreciation. Mundial Capital’s services in this segment are limited to the acquisition and disposition of these assets; it does not arrange financing for individual residential units.
Key value drivers: brand strength and agreement terms, service delivery, pricing premium, sales velocity, and international buyer demand.
