DATA CENTER REAL ESTATE
Real Estate Powering the Digital Economy.
Technology and Data Center Real Estate.
Technology and data center real estate has become one of the most strategically important asset classes in the world. As cloud computing, artificial intelligence, financial services, streaming, and enterprise networks expand, the facilities that house and power computing infrastructure command institutional attention and premium valuations. Mundial Capital advises owners, investors, and family offices on data center real estate acquisitions, dispositions, and portfolio transactions.
In this sector, value is measured in megawatts as much as square feet. Access to power, the speed at which capacity can be delivered, and the quality of network connectivity determine what an asset is worth and who will buy it. Our approach combines real estate underwriting with an understanding of how operators, hyperscale users, and infrastructure investors evaluate digital infrastructure.
Our technology and data center practice is concentrated in three segments: Hyperscale and Colocation Data Centers, Powered Land and Powered Shell, and Network and Edge Facilities.
Hyperscale and Colocation Sites
Hyperscale and colocation data centers are operating facilities that house computing infrastructure for cloud providers, technology companies, and enterprises. Hyperscale campuses typically serve a single user under long-term commitments, while colocation facilities serve multiple customers within shared, highly secure environments.
We evaluate these assets on contracted revenue, customer credit and concentration, power and cooling capacity, and the capacity available for expansion. For multi-building campuses and portfolios, we assess how each facility contributes to the value of the whole and identify the transaction structure that best positions the assets for operators and infrastructure capital.
Key value drivers: contracted power capacity, customer credit and contract term, expansion capacity, cooling and redundancy standards, and operating performance.

Powered Land and Powered Shell
Powered land and powered shell assets are sites and buildings with secured utility power and the entitlements required for data center use. With power availability now the primary constraint on new capacity, sites that can deliver power on a defined timeline have become among the most sought-after assets in the sector.
Value in this segment is created through power and entitlement rather than construction. We assess utility commitments, energization timelines, zoning and approvals, and site characteristics, and position each asset for the developers, operators, and hyperscale users seeking speed to market.
Key value drivers: secured and expandable power capacity, energization timeline, zoning and entitlements, fiber proximity, water and site infrastructure, and acreage.

Network and Edge Facilities
Network and edge facilities are the points where networks connect and where computing moves closer to end users. This segment includes carrier hotels, interconnection hubs, and edge data centers that support low-latency applications in major population centers.
These assets derive their value from the networks and customers concentrated within them, an ecosystem that is difficult to replicate. Mundial Capital's base in Miami, a principal connectivity gateway between the Americas, gives this segment particular relevance for our clients. We position each asset for the infrastructure investors and operators that value its strategic role.
Key value drivers: number and quality of network carriers, interconnection density, customer diversity, location within major metros, and difficulty of replication.
