COMMERCIAL REAL ESTATE AND MIXED-USE PROPERTIES

Real Estate Sustaining the Urban Economy.

Commercial Real Estate and Mixed-Use Properties.

Commercial real estate and mixed-use properties form the foundation of most private and institutional portfolios. Office, retail, multifamily, and industrial assets house the businesses, residents, and supply chains of every major metropolitan area, and they attract a depth of capital few specialty sectors can match. Mundial Capital serves owners, investors, and family offices across these property types through equity advisory, debt advisory, and investment sales.

In this sector, value is earned block by block and lease by lease. Location, tenant credit, lease structure, and submarket demand determine what an asset is worth and who will buy it. For mixed-use properties, how each use supports the others matters just as much, a dynamic that conventional comparables often miss. Our approach pairs disciplined underwriting with a current view of how buyers and lenders are pricing each property type.

Our commercial real estate and mixed-use practice covers five segments: Multifamily, Office, Retail, Industrial, and Mixed-Use Properties.

Core Commercial Real Estate Assets

Core commercial real estate assets include the office, retail, multifamily, and industrial properties at the center of every metropolitan market. Each property type responds to its own demand drivers, from employment and household formation to consumer spending and the movement of goods, and each draws a distinct base of buyers and lenders.

Value in this segment is created through the quality and durability of income. We assess tenancy, lease terms, rent levels, operating performance, and physical condition, and position each asset for the private and institutional investors most active in its property type.

Key value drivers: location and access, tenant credit and diversity, lease term and rollover, in-place rents versus market, occupancy history, and capital expenditure requirements.

Mixed-Use Properties

Mixed-use properties combine two or more uses within a single building or development, most often retail beneath residential or office space. Demand for walkable, amenity-rich environments has made well-executed mixed-use projects a lasting feature of urban growth. Their combined income, however, can be misread by buyers who price each component separately.

Value in this segment is created through the relationship between uses. We assess how each component supports the others, the strength of each income stream, and the ownership, condominium, and operating structures that govern the property, and position each asset for the investors equipped to underwrite it as a whole.

Key value drivers: complementary tenant mix, ground-floor retail quality, residential or office occupancy, shared parking and amenities, pedestrian activity, and proximity to transit.

Commercial Land & Development Sites

Commercial land and development sites are parcels held for new construction or redevelopment, from infill urban lots to larger tracts suited for industrial or mixed-use projects. In supply-constrained metropolitan markets, well-located sites with a clear path to approval are scarce, and their value is shaped long before construction begins.

Value in this segment is created through entitlement and highest and best use. We assess zoning, density, approvals, infrastructure, and environmental conditions, model what each site can support, and position it for the developers, builders, and investors seeking their next project.

Key value drivers: zoning and permitted density, entitlement status, site access and frontage, utilities and infrastructure, environmental condition, assemblage potential, and surrounding growth.
