REAL ESTATE INVESTMENT SALES
Real Estate Transacted with Discretion.
Real Estate Investment Sales, a Disciplined Process.
Real estate investment sales is where strategy becomes a transaction. For owner-users, family offices, and private and institutional investors, the way an asset is bought or sold can shape its value as much as the market itself. The opportunity lies in preparation: underwriting each asset as a sophisticated counterparty would and matching it with the buyers or sellers best positioned to act. Mundial Capital advises on the acquisition and disposition of commercial real estate, from individual assets to multi-property portfolios.
Every transaction is different. A seller may prioritize price, certainty, timing, or confidentiality, while a buyer may seek off-market access or a negotiated path before an asset reaches the open market. Portfolio owners face a further decision: whether to sell assets together, separately, or in phases. As buyers grow more selective, results depend on how each asset is positioned and how each process is run, a standard our underwriting and counterparty relationships are built to uphold.
Our investment sales practice is organized around three areas: Acquisitions, Dispositions, and Portfolio Transactions.
Buyer Representation
Buyer representation guides the acquisition of commercial real estate, from a single asset to a multi-property portfolio, with the client’s objectives directing every step. For owner-users, family offices, and private and institutional investors, we conduct a focused search across marketed and off-market opportunities, including those identified through our equity advisory practice. Represented independently, each buyer negotiates with a clear view of value and without conflicting interests.
Our analysis underwrites each prospective acquisition against income, market position, physical condition, and value over the intended hold period, so that pricing reflects verified performance rather than marketing projections. From letter of intent through contract, we lead negotiations, coordinate diligence alongside each client’s advisors, and, for buyers acquiring through a business entity, work with our debt advisory practice so financing advances in step with the purchase.
Key value drivers: access to off-market opportunities, pricing relative to comparable sales and replacement cost, in-place and projected income, physical and environmental condition, financing terms, and negotiated contract protections.

Seller Representation
Seller representation guides the disposition of commercial real estate, whether an individual asset or an entire portfolio, with the client’s priorities shaping every decision. For owner-users, family offices, and private and institutional investors, we prepare and position each asset as a sophisticated buyer would evaluate it, addressing its challenges before they are raised. A confidential, competitive process follows, drawing on direct relationships with qualified buyers worldwide.
Our analysis determines how value is best realized before an asset reaches the market, weighing timing, confidentiality, and market conditions alongside the client’s plans for the proceeds. For portfolios, we assess whether assets are best offered together, separately, or in phases to reach the broadest range of capital. Through closing, we lead negotiations, evaluate each offer on price and certainty of execution, and manage buyer diligence alongside each client’s advisors.
Key value drivers: market positioning, depth of the buyer pool, quality of offering materials and underwriting, timing relative to market conditions, competitive tension among bidders, and buyer financial capacity.
