REAL ESTATE DEBT ADVISORY
Real Estate Debt Structured with Precision.
Real Estate Debt, a Disciplined Lever.
Real estate debt advisory shapes the capital structure behind every acquisition and holding. For owner-users, family offices, and private and institutional investors, the terms of a loan can affect returns, flexibility, and risk as much as the purchase price itself. The opportunity lies in aligning each financing with the business plan rather than accepting the first terms available. Mundial Capital advises business-entity borrowers on structuring and placing commercial real estate debt with institutional lenders, from acquisition financing to the refinancing of existing assets and portfolios.
Every financing is different. A new acquisition may call for the flexibility to reposition or lease up the property, while a stabilized holding may be better suited to fixed-rate debt with an extended maturity. Portfolio owners face a further choice: whether to finance assets individually or together. As lenders adjust to changing markets, borrowers are best served by a clear view of every available source of capital, a standard our lender relationships and underwriting are built to meet.
Our debt advisory practice is organized around two areas: Acquisition Financing and Refinancing.
Acquisition Financing
Acquisition financing provides the debt that completes the capital structure for a new purchase, from a single asset to an entire portfolio. For owner-users, family offices, and private and institutional investors, each loan is structured around the asset’s business plan, whether stabilized income, lease-up, repositioning, or redevelopment. Arranged alongside the acquisition process, financing advances in step with diligence, so the buyer can commit with a clear view of the terms available.
Our analysis models each financing option against the client’s equity, return objectives, and exit plan, comparing leverage, pricing, recourse, prepayment terms, and covenants across banks, life insurance companies, agency lenders, debt funds, and other institutional lenders. Because financing and execution are closely linked, we coordinate with our investment sales practice on the purchase itself and with each client’s advisors on legal and closing requirements, so that loan terms and contract obligations remain aligned.
Key value drivers: loan-to-value and loan-to-cost ratios, interest rate and structure, recourse and guarantees, prepayment flexibility, covenant terms, and fit with the intended hold period.

Strategic Refinancing
Strategic refinancing revisits the debt on existing holdings, whether individual assets or portfolios, with the client’s current objectives in view. For owner-users, family offices, and private and institutional investors, a refinancing may address an approaching maturity, release equity for redeployment, or replace terms that no longer fit the asset’s performance. Approached deliberately rather than under deadline, it becomes an opportunity to realign the capital structure with how the property and the portfolio have evolved.
Our analysis evaluates each refinancing against the asset’s current income, valuation, and market position, weighing leverage, pricing, maturity, and the cost of exiting existing debt before a lender is approached. For portfolio owners, we assess whether assets are best financed individually or together, and when equity is released, we coordinate with our equity advisory practice so the proceeds are deployed according to the client’s plan.
Key value drivers: debt service coverage, loan maturity and prepayment terms, change in property value since origination, available equity, the interest rate environment, and lender appetite for the property type.
DISCLAIMER: Debt advisory services are limited to commercial real estate financing for business-entity borrowers, placed with institutional lenders. Mundial Capital does not make loans or arrange residential mortgage loans.
